Knowing what mountain STR guests want helps you invest in the right upgrades. According to AirDNA, listings with top-rated amenities can earn up to 20–30% more revenue than similar homes without them.

In vacation markets like McCall, guests are willing to pay more for comfort, convenience, and fun. Adding just one or two high-demand features can increase both your occupancy and nightly rate.

Hot Tubs: The #1 Mountain Amenity

A hot tub is the single most profitable mountain-town feature. AirDNA reports homes with hot tubs earn 32% higher nightly rates and 9% higher occupancy. Guests picture soaking after skiing or hiking as it’s part of the mountain lifestyle.

The average install costs $6,000–$10,000 (less if you find one on Facebook marketplace – we got one for $3500) and can pay for itself in one to two winters. Keep it clean (this will be your biggest challenge), well-lit, and in your first three listing photos as it drives clicks and bookings. Just remember, if you have outdoor cameras to not have them near the jacuzzi as this is a violation of privacy.

EV Chargers: A Smart, Modern Upgrade

If you’re wondering what mountain STR guests want now, electric vehicle charging is rising fast. Revedy found STRs with EV chargers earn about 19% more annual income on average. Mountain towns attract drive-in visitors, and charging stations are often limited. Installing a Level 2 charger typically costs under $1,500 (unit + install + electrical labor) and pays back within one busy season. It’s an easy way to attract eco-conscious travelers and stand out in Airbnb’s EV filter results.

Fast WiFi: Non-Negotiable in 2025

Even in the woods, people expect reliable internet. Airbnb lists WiFi as one of the most-used guest filters worldwide. Poor internet can ruin reviews and block repeat stays. For remote work or streaming, aim for at least 200 Mbps download speed. Test your speed and share it in your listing details, it’s simple proof that your home is guest-ready. In McCall, if you’re not in a heavily wooded area, go for Starlink, otherwise, Zipply is your best bet.

Pet-Friendly Policies: More Nights Booked

Families don’t want to leave their dogs behind. Key Data shows pet-friendly rentals average 6% higher occupancy and $30 more per night on average. Add a small pet fee to offset cleaning, and use durable flooring. A “pet-friendly” label alone can help your property show up in more searches. Try it for a season, if your bookings climb, it’s worth keeping.

Guests love cozy vibes and outdoor experiences. AirDNA found that in winter markets, listings with fireplaces and fire pits outperform others by up to 20%. These features photograph beautifully and create emotional connection. Even a simple gas fire pit or wood stove can add charm that boosts reviews and bookings. Add comfy chairs, blankets, and warm lighting for the ultimate cabin feel.

Laundry and Self Check-In: Easy Wins for Better Reviews

Guests value convenience almost as much as luxury. A washer and dryer make longer stays easier, especially for families and outdoor adventurers. Self check-in with a keypad or smart lock adds flexibility and saves you time. According to AirDNA, listings with easy self check-in get better guest ratings and more repeat bookings. These small upgrades help your home feel modern, effortless, and trustworthy.

Even small upgrades can make your home a guest favorite. Focus on a few smart additions, market them well, and your bookings will grow fast.
