Why I Recommend STR-Specific Insurance

If you’re running, or even thinking about running, a short-term rental, there’s one topic I will never gloss over with my clients:

Insurance.

Specifically, STR-specific homeowners’ insurance.

I’ve seen too many well-meaning owners assume their regular homeowners policy has them covered, only to find out after something goes wrong that it absolutely does not. And in short-term rentals, “something going wrong” doesn’t have to be dramatic, it can be a guest accident, a denied claim, or a coverage gap you didn’t even know existed.

If you’re serious about protecting your investment (and your future), here’s why I strongly recommend STR-specific homeowners insurance, and why I point owners to Proper Insurance again and again.

The Biggest STR Insurance Myth I Hear as a McCall, Idaho Realtor

“I have homeowners insurance, so I’m good.”

This is one of the most expensive assumptions a short-term rental owner can make.

Standard homeowners insurance is designed for owner-occupied, long-term living. The moment you introduce short-term guests, especially paying guests, you’re operating a business. And most traditional policies either:

One of the most overlooked parts of STR insurance is loss of income coverage.
