Tamarack Marina Changes the Equation for Donnelly, Idaho

For a long time, Donnelly has had this quiet in-between identity.

Not quite McCall. Not quite Cascade. Close to the lake, close to the mountain, close to Tamarack Resort, but still its own slower, less polished little town.

That’s part of the appeal.

But the new Tamarack Marina on Lake Cascade gives Donnelly something it hasn’t always had: easier access to a full lake lifestyle without needing to be directly lakefront.

That matters more than people think.

Tamarack Resort announced that reservations are open for seasonal boat slips at the new Tamarack Resort Marina on Lake Cascade, with the marina located within the Poison Creek Unit of Lake Cascade State Park. Within 2 hours of their announcement, 70 of the 100 dock slips were already reserved. The resort describes it as a public marina with seasonal boat slips, on-water fuel service, a sandy beach, lakeside dining, shopping, rentals, and water access.

For Donnelly residents, that’s not just a resort amenity.

It changes how the west side of Lake Cascade functions.

What you need to know about the new Tamarack Marina

  • The marina will run Memorial Day Weekend through Labor Day (May 22, 2026, through September 7, 2026)
  • The slips run $4,000 for the season
  • Single-day moorage is $50
  • Overnight moorage is $75
  • The Tamarack Marina can accommodate boats up to 30 feet long
  • The marina includes slips with disabled access
  • A 12,000-gallon onshore tank will supply dock fuel pumps for on-water fueling
  • The park will get some upgrades too, including a sand volleyball court, improved beaches, and a dedicated swimming area
  • Tamarack Resort is operating the marina under a 20-year lease agreement with Idaho’s Parks & Recreation Department, which will receive 8% of all sales generated
  • To utilize the Tamarack Resort Marina & Idaho State Parks, guests have to pay a $7 daily motorized vehicle entrance fee, or Idaho residents can purchase the Idaho State Park Passport for just $10

What Tamarack Marina Means for Real Estate

From a real estate perspective, amenities like this tend to reshape how buyers think.

A Donnelly home that is five, ten, or fifteen minutes from Tamarack Marina may start to feel more compelling to a buyer who wants access to both mountain and lake life. Tamarack is already known for skiing, golf, mountain biking, hiking, and watersports.

That combination is rare.

Most mountain markets make you choose. Ski access here, lake access over there, golf somewhere else. Donnelly sits in the middle of all three.

The new marina sharpens that story.

For buyers looking at Donnelly, Idaho real estate, this gives the area a clearer lifestyle case. You are not just buying a house near a reservoir. You are buying into a summer pattern, a winter pattern, and a shoulder-season pattern.

That matters for second-home buyers.

It matters for families coming up from Boise.

And yes, it matters for short-term rental potential.

The STR Angle: Convenience Books

A cabin near Tamarack Marina can now tell a cleaner story: ski Tamarack in winter, bike and golf in the shoulder seasons, spend summer on Lake Cascade. Boat rentals, paddleboards, jet skis, beach time, food nearby. Tamarack lists marina rentals including surf boats, pontoon boats, jet skis, e-foils, SUPs, and kayaks.

Those kinds of details help because not every guest will use every amenity. They won’t. But it lowers friction. It gives people options. It makes the trip easier to picture.

For short-term rentals, that often shows up in better listing copy, stronger seasonal photos, and a more complete guest experience. A home does not need to be lakefront to benefit from nearby lake access. In some cases, the smarter buy may be just outside the most expensive pocket, with enough proximity to the marina to make the lifestyle feel accessible.

The numbers still have to work. But from a positioning standpoint, Donnelly just got more interesting.

Why This Matters for Full-Time Residents

Not everything has to be filtered through the lens of investment.

For people who live in Donnelly full-time, Tamarack Marina adds another layer of local convenience. More access. More activity. More reasons for friends and family to visit. More ways to use the lake without owning every piece of equipment yourself.

There will be tradeoffs, too.

More traffic near the resort. More summer activity. More pressure on a community that already feels different in peak season than it does in November.

That is part of growing up in a resort town.

The question is not whether Donnelly changes. It already has.

The better question is whether the changes add useful infrastructure or just noise.

In this case, the marina feels useful.

Donnelly’s Next Chapter Is More Connected

Donnelly has always had the bones: lake, mountain, open space, small-town pace.

Tamarack Marina gives those pieces a stronger connection.

For residents, it makes lake summer season a bit more convenient. For second-home owners, it completes the lifestyle. For short-term rental investors, it gives guests another clear reason to choose this side of Valley County.

Not every property will benefit equally.

But the area as a whole just became easier to understand.

And in real estate, that matters.

When buyers can quickly understand the lifestyle, they can imagine themselves there.

That is usually where the conversation starts.

Now, we just need a grocery store here. I’m looking forward to that day.
